Why Manchester Homes and Damp Are Old Friends

Manchester is one of the wettest cities in England. It’s not a secret. And while the rain doesn’t bother most people much, it does bother the walls of your home quite a lot. Greater Manchester has one of the highest concentrations of Victorian and Edwardian housing stock in the country. Solid brick construction, no cavity walls, lime mortar that’s been softening for a hundred years or more. These are beautiful properties. They’re also genuinely vulnerable to damp, and they need proper damp proofing to stay that way.

Damp in older properties isn’t just cosmetic. It gets into the plaster, it degrades the masonry, it affects air quality, and left long enough, it starts doing real structural damage. Treating it properly the first time is always cheaper than fixing it twice.

The Three Types of Damp We Treat

Not all damp is the same. Treating the wrong type is one of the most expensive mistakes a homeowner can make, and it happens more than it should.

Rising damp travels up from the ground through capillary action. As moisture moves through the base of the wall and evaporates, it deposits salts in the plaster, leaving the tide marks and staining you’ll often see at low level. If your damp proof course has failed, or was never there in the first place, no amount of paint is going to stop it coming back.

Penetrating damp comes in from outside, usually through cracked render, failing pointing, defective flashings, or blocked gutters. It tends to appear higher up the wall and can be seasonal, getting noticeably worse after heavy rain. It moves around more than rising damp, which is part of why it’s sometimes harder to diagnose.

Condensation is the most common form of damp in UK homes and is frequently misidentified. It forms when warm moist air meets a cold surface. You’ll usually see it in corners, around window frames, on north-facing walls, and in bathrooms and kitchens with poor ventilation. Mould growth is often the first visible sign. Condensation control requires a proper assessment rather than just opening a window and hoping for the best.

The Damp Proofing Process

Every job starts with a proper damp survey. We use calibrated moisture metres, thermal imaging cameras, and borescopes where access is needed, to map moisture levels accurately before we recommend anything. We’re not guessing, and we’re not upselling.

For rising damp treatment, the approach is damp proof course injection using a BRE-accredited chemical cream system. We inject at precise intervals along the base of the wall, where the cream spreads through the masonry and forms a new moisture barrier. The contaminated plaster is hacked off, we apply a specialist salt-retardant render, and then replaster to finish. It’s not a quick fix. It’s a proper treatment.

Penetrating damp treatment depends entirely on what’s causing it. We fix the source first, whether that’s repointing, render repairs, or gutter work, and then deal with any internal damage. Condensation control involves targeted improvements to ventilation and sometimes insulation, and we’ll be clear about what’s actually needed rather than throwing a list of products at you.
